Modern and Bold Merge to Create LEED Gold Apartment Complex with the Help of Envelope 2000® Panels

The Redmond Triangle creatively fit a dense retail/residential program onto a sliver of land with three odd angles while barely taking up an acre in the heart of downtown Redmond, Washington.

This LEED Gold apartment building contrasts the classic, red-brick look of the district with a modern and bold design achieved in part with Citadel Architectural Product's Envelope 2000® metal composite material (MCM) panels installed using the Reveal (RV) system.

Citadel Envelope 2000® RV system metal composite architectural panels in three Kynar® colors make up a large portion of the building's façade. The RV system is typically fabricated on-site, which provided flexibility on a project that had a demanding schedule and space limitations.

The Tiscareno Associates design team considered other metal wall panels before selecting Citadel Architectural Product's Envelope 2000® MCM. The firm selected Citadel because they had just used Citadel MCM on another project and the architects were pleased with the outcome. Citadel MCM panels are well known as a durable product that ages well.

The metal panels contributed to the goal of LEED Gold certification with a portion of the material coming from recycled content.

Envelope 2000® is 4-mm-thick MCM with a durable, 0.105-inch thermoset phenolic resin core that provides an ultra-smooth substrate for the aluminum skin. Because the RV system is field-assembled, panels and extrusions can be onsite faster than shop-fabricated systems, saving time, labor, and money. Customization is always an option, allowing designers to create unique textures and feels by varying the grid size or selecting multiple colors.

GlazeGuard 1000 WR+ is installed in aluminum glazing or storefront channels (on setting blocks) and sealed using gaskets. No fasteners or adhesives are used in the installation of the panel. Typical applications include glazing infill, modesty screens, spandrel panels, and railing inserts. As an alternative to glass, this panel offers an R-Value of 4.19 (EPS) and 6.13 (ISO).

Shaun Gallimore, a multi-family operations manager with Exterior Finishes, the Citadel MCM installer for the Redmond Triangle project, said, "We have worked with Citadel several times in the past. The panels are a good product, price-point competitive, and allow for a more custom look. [Citadel Architectural Products] provides top-of-the-line customer support, including onsite field support through the construction process. In this case, the installation was not complicated, and we were also able to install the Citadel panels at the Northeast rounded corner for a more custom look. The prefinished product looks amazing and complements the ever-growing Redmond surroundings very well."

The 195-unit apartment building has ground-floor retail space and underground parking. Amenities include a courtyard deck, fitness center, and clubroom.
