Plano is the largest city in Collin County, Texas, and one of the principal cities in the Dallas-Fort Worth Metroplex. In 2022, Rubenstein Partners LP, a real estate investment adviser focused on office properties, entered the Dallas metro market by purchasing the 5600 Headquarters office building.

Rubenstein acquired the 250,000-square-foot former PepsiCo campus from PepsiCo Inc. 5600 Headquarters last changed hands in 2003 when PepsiCo bought it from Citizens Telecom.
Located on a 27-acre site 20 miles from downtown Dallas, the office building at 5600 Headquarters Drive first opened in 1999. The PGAL-designed, three-story structure is a distinctive property featuring a modern design that contains three pods linked by corridors of differing levels.
Dallas-based GFF and Rubenstein Partners designed the renovation to transform the property into a new signature address. The upgrades included a new lobby, entryway, tenant lounge, coffee bar, and fitness center. Exterior improvements included a brand-new entrance façade, improved landscaping, outdoor seating areas, and pickleball courts. Construction began in September 2023 and finished in 2024.
Swisspearl high-density fiber cement panels are the outstanding feature of the new entrance façade. Swisspearl Carat panels are naturally dried, creating a translucent, lightly pigmented surface that is 50% denser than autoclaved panels. Three shades of Carat Coral, 7030, 7031, and 7032, were installed in an intricate pattern, creating a striking façade. Installers cut the panels 6 inches high and to various lengths to create the design. 10,923 sq ft of Swisspearl Carat panels cover the façade. Carat panels are through-color, UV-resistant, hail impact-resistant, non-combustible, and backed by the longest warranties in the industry.
Swisspearl panels are always installed in a rainscreen system, and this project was no exception. The panels were installed on Xkelex subframing hat and zee extrusions. The 6-inch fiber cement panels were face fastened using stainless steel rivets, expertly color matched to the colors of the panels.
